Remodeling Contract Basics - Part 2
▪ HAVE A DETAILED SCOPE OF WORK! A scope of work is simply a document that outlines specifically what the job entails so that there are no misunderstandings. A scope forces you to think through questions that might arise later. For example, your plumbing scope of work should be composed and given to the plumber before starting the job, and it should specify the height of the showerheads. If you do not let the Contractor know exactly what is expected of him, he will probably not do what you want. This can result in expensive changes down the road.
▪ Items to consider adding to the contract: (This is not a complete list)
Date and signatures Cost Timing/Duration Insurance Requirement Payment Schedule Working Hours Contractor is responsible for obtaining permits and performing work in accordance with local building codes. Change orders must be in writing (optional) Site must be kept clean (be specific) Weekly meetings are to take place Level of noise you find acceptable (if neighbors might need it quiet during certain periods of the day) Handling of trash and waste Location of portable toilet Project Manager's home phone number and cell phone number Details of any warranties or guarantees Handling of materials (Who is paying for them? Who is responsible for getting them on-site?) Detailed scope of work and schedule of materials
