Windows for New House Construction
▪ Typically, your framer will not install the windows as you are building your new house. You'll need to hire someone else to take care of that. First, you will need to come up with a window schedule that will list all of the details of which window goes where and what the rough opening is so that the framer will know how big to make the opening.
▪ If you are not going to use lower-end, stock, clad windows, then you will probably be getting your windows from a distributor. Common names of higher-end windows are Monarch, Lincoln, and Marvin. I have used Monarch in the past and have been very pleased.
▪ Here are the decisions you will need to make before you order your windows:
-Size? Windows have their own special measurement terminology. For example, 2852 window is 2'8" wide by 5'2" high. -Double-hung? Casement (one big pane of glass that opens by turning a handle)? -True divided light or Single divided light? (This refers to the muntins or mullions that separate the individual panes of glass in the sash.) -Design of the muntins or mullions? -Low-E? (This refers to energy saving glass that may be required in your jurisdiction). -Tempered? Your jurisdiction may require tempered glass in some situations. Ask your inspector. -Width of jamb? 4 9/16" is standard for 2x4 walls. -Hardware type and color on the window -Material -Do you need one side of the window to be primed? My windows usually have come primed on the outside.
Meet with a salesperson and show them your new home plans. They can help you make the above choices.
▪ Note that windows may take a long time to come in, so order them early. My Monarch windows typically take 2.5 weeks to fabricate and deliver.
